Introducing the "WOW" Factor

Make it attractive for tenants

There is a simple term for attractiveness: the "Wow" factor. This is the intrinsic difference between a property that attracts lots of interest, but gets passed over, and one that tenants actively compete for as their targeted rental home.

Aside from being in the right city and suburb, it's the added value that makes the difference, and that needs to be planned in from the start. The shape of the block, ease of access, proximity to transport, clean, modern architecture, attractive landscaping and flexibility within the property all combine to determine the "Wow" factor. Even though the tenants don't own the property, they are still paying a considerable amount every week to rent it, so the importance of having everything just as they would like it is paramount.

Although this all sounds hard, it doesn't have to be. It's just that "Hit-and-miss" doesn't work with investments, and you need to work with experienced professionals who have honed their understanding of what the market wants, thousands of times over. Making it 'pretty' can be done, and is essential for a solid investment property.
